What Workshop Properties Are
A workshop property is any residential property that comes with or has room for a dedicated shop building. This covers a wide range of configurations:
- Homes with detached shops. A separate building on the property, typically 600 to 2,000 square feet, with its own electrical service and garage doors. This is the most common workshop setup in Northern Nevada.
- Homes with barns. Larger agricultural-style buildings that can be converted or are already set up for vehicle work. Barns often have the advantage of high ceilings and concrete floors.
- Properties with accessory structures. Zoning in most Northern Nevada counties allows for "accessory dwelling structures" that can include workshops. Some listings will describe these as "guest houses" or "storage buildings" when they work perfectly as shops.

Many existing shop buildings in Northern Nevada already have the upgraded panel. You can find a home on a half-acre lot with a 1,000-square-foot detached shop in the $400,000 to $600,000 range. The rural outskirts of Dayton, along the edges of the Dayton Valley, have properties with two-acre lots and existing barn-style shops for $500,000 to $800,000.
Carson City
Carson City's north end has a good inventory of properties with detached garages and small shops. The lots are generally smaller than Dayton (quarter-acre to half-acre range), but the city's zoning allows for shop additions on most standard lots. Properties with existing workshop buildings typically start in the $500,000s and can go into the $700,000s for larger setups. The foothills area near Kings Canyon and Ash Canyon is the sweet spot for Carson City workshop properties.
Carson Valley (Gardnerville, Minden, Rural Corridor)
The Carson Valley offers the widest range of workshop properties in Northern Nevada. Gardnerville and Minden have many homes with existing detached shops, particularly on lots over one acre where Douglas County's zoning allows larger structures. Properties with 1,200- to 2,000-square-foot shops are common in the $600,000 to $900,000 range. For the ultimate workshop setup, look at the rural properties along Pinenut Road, the area east of Gardnerville, and the ranch properties along the base of the Pinenut Mountains. These properties often have multi-bay shops, barns, and outbuildings on 5 to 20 acres. Prices for these properties start in the $600,000s and go up significantly for custom compound setups.
Zoning Considerations for Building a Workshop in Nevada
If you are buying a property to build a workshop from scratch, here is what you need to know about Nevada's zoning environment:
- Setback requirements. Most residential zones require accessory structures to be set back 5 to 15 feet from property lines. Corner lots have larger setbacks. The specific dimension varies by county and lot size.
- Square footage limits. Carson City limits accessory structures to 1,000 square feet on standard residential lots. Douglas County allows up to 1,200 square feet on properties under one acre and larger on properties over one acre. Lyon County follows state guidelines with similar limits.
- Height limits. most residential zones cap accessory structures at 20 to 25 feet. That is enough for a lift but may not be enough for a two-post lift with a truck on it. If height matters, check the specific zone before buying.
- Permit process. All three counties require building permits for new shop construction. The process is straightforward: pull a permit, pass inspections for foundation and electrical. Plan for 8 to 12 weeks from permit to completion for a standard pole-barn shop.
- HOA restrictions. Even in permissive counties, some subdivisions have HOA rules that restrict outbuildings. Always check before you commit to a property.

The biggest advantage Northern Nevada has over other Western markets is simple: land costs. A half-acre lot in Dayton, Carson City, or the Carson Valley costs a fraction of what a comparable lot would run in California or Colorado. That lower land cost translates directly into more workshop for your money.
A buyer with a $600,000 budget in the Bay Area might find a townhouse with a two-car garage and a monthly HOA fee. A buyer with the same budget in Northern Nevada can find a single-family home on a half-acre lot with a 1,200-square-foot detached shop, mountain views, and no HOA. The cost per square foot of workshop space is dramatically lower here, and the available inventory of properties that already have shops is significantly larger.
